Our network, and how we get paid

Properties Incorporated is one of four consumer sites operated by the same team, led by Marc Henderson through Ketchup Consulting. When you see a link from this site to one of the others, it is a link between affiliated properties — not an independent recommendation. This page names every one of them, explains when and why we cross-link, and states exactly how money reaches us. Read the compensation section even if you skip the rest; it is the part that actually matters.

How Properties Incorporated makes money

Two revenue streams, both disclosed, neither tied to whether you buy a house.

1. Flat advertising fees from agents and brokerages

A real estate agent or brokerage can buy the single featured slot on a specific city, ZIP, or state market page for a flat monthly rate, billed through Ketchup Consulting. That is an advertising fee for placement on a web page — the same arrangement as buying an ad in a local paper.

  • The fee is fixed monthly and does not change based on how many leads the slot produces.
  • It is not contingent on any transaction closing, and no part of it is a share of any commission.
  • We are not a settlement service provider, we do not refer business in exchange for a fee tied to a settlement, and we accept no fee split from any lender, title company, or agent.
  • Every paid slot is visibly labelled as sponsored on the page it appears on.

2. Affiliate commissions on some outbound links

Some links leaving this site earn us a commission if you sign up or transact. The programmes that apply to Properties Incorporated are named here in full:

  • Score Pros (getscorepros.com)Same-team property. We may be compensated when a visitor from this site signs up for a Score Pros plan. This is the relationship behind the credit callout on the calculator pages.
  • Vehicle Inspectors (vehicleinspectors.com)Same-team property. We may be compensated on a completed inspection booking originated from our sites.

Links to Zillow, Redfin, the Census Bureau, NCES, and FRED are plain attribution links. We earn nothing from them and they carry no tracking parameters — they exist so you can verify our numbers at the source.

What we do not do

  • We do not pay referral fees to real estate agents, and we do not accept them. If an agent sends a client to Score Pros through our advertise page, no money moves to that agent for the referral.
  • We do not sell leads to a bidding pool of competing agents.
  • We do not accept payment to change a market verdict, soften a data point, or suppress an unfavourable figure. The classification rules run on the stored data before any advertiser is attached to a page.
  • We do not sell your personal information.

The four sites

Properties Incorporated

Housing market data — this site

You are here

An independent U.S. housing-market data platform covering 22,712 cities, 30,888 ZIP codes, and every state, built from published Zillow, Redfin, U.S. Census, NCES, and FRED data. Free, no login, no paywall.

Compensation
Earns flat monthly advertising fees from agents and brokerages who buy a featured slot on a market page, plus affiliate commissions on some outbound links.

Score Pros

Credit review and disputes

getscorepros.com

A do-it-yourself credit intelligence platform. It helps people read their credit reports, challenge items they believe are inaccurate, and prepare their credit before applying for major financing. It is not a credit repair organization and it does not guarantee any score outcome.

Why we link to it
Mortgage pricing is driven by credit score more than almost any other borrower input. Someone using our affordability calculator and discovering their rate is the problem has a genuine next step there — which is why the credit callout appears on the calculators and nowhere else.
Compensation
Operated by the same team. Properties Incorporated may receive compensation when a visitor signs up. Score Pros pays nothing to any real estate agent for a referral.

Vehicle Inspectors

Pre-purchase vehicle inspection

vehicleinspectors.com

A marketplace connecting used-vehicle buyers with mobile mechanics for on-site pre-purchase inspections across 50+ U.S. metros.

Why we link to it
Both sites exist for the same moment: a large purchase where the buyer wants independent diligence before committing. We link to it from editorial context only, never from a market data page.
Compensation
Operated by the same team. Properties Incorporated may receive compensation on a completed booking.

GotMotos

Used motorcycle listings

gotmotos.com

An aggregator of used motorcycle listings from major U.S. marketplaces, with affiliate-tracked links out to the seller.

Why we link to it
None. There is no honest bridge between housing market data and motorcycles, so we do not link to it from anywhere on this site except this page. It is listed here purely because the same team operates it and you are entitled to know that.
Compensation
Operated by the same team. Earns affiliate commissions on outbound marketplace links. Properties Incorporated receives nothing from it.

How a referral actually works

There are only three paths by which a person moves between these sites, and none of them involves selling your details to a stranger.

  1. You click an editorial link

You are reading a calculator page, you see the credit callout, you click it, and you land on Score Pros. Nothing about you is transmitted. It is an ordinary hyperlink, disclosed as a same-team property at the point of the click.

  2. You submit a form and tick the consent box

If you fill in one of our lead forms and check the consent box, we store your enquiry, email you an acknowledgement, and email Marc. When the enquiry is about mortgage readiness, we may pass it to the Score Pros team so an advisor can follow up. That transfer only happens when you have ticked the box; if you have not, nothing leaves our database.

  3. An agent refers their own client

An agent whose buyer is not yet mortgage-ready can send that client to Score Pros through our advertise page. The agent receives no payment for doing so, and none is offered. The agent keeps their own client relationship; the point of the arrangement is that the buyer becomes financeable, not that anyone gets a cut.

What happens to the information you give us is set out in the privacy policy.

Editorial independence

Each site stands on its own. The market data, calculators, and verdicts on Properties Incorporated are produced by the published rule set on our methodology page and are not influenced by any of the other properties. Score Pros does not require you to use any other tool. Vehicle Inspectors and GotMotos serve their own audiences entirely.

Our test for a cross-link is simple: if we cannot write one honest sentence explaining why a reader on this page would want to follow it, the link does not go there. That is why the credit callout appears on the two calculator pages where credit is genuinely the next lever, and why there is no motorcycle link anywhere on a housing market page.

Questions about any of this

If something on this page is unclear, or you think a link somewhere on the site is not adequately disclosed, tell us and we will fix it. Contact us here — we read everything. Advertising terms are on the advertise page, and who runs all of this is on the about page.

Getting mortgage-ready?

Tell us your timeline. We'll send the market brief for the city you're watching and what lenders will want to see on your credit before you apply — no cost, and you can opt out of any follow-up.

No spam, no reselling your details. Market data on this site is informational and is not financial, investment, or real estate advice.
